Brucells of Kent are a local, independent Residential Lettings and Property Management Company. We are fully focused on the priorities and needs of the landlord, as well as understand the requirements of the tenant.

Lettings appraisal

Our experienced staff are knowledgeable in all areas of the letting market and will give you expert advice on the best rental pitch for your property, including discussing any improvements and legal requirements needed from you as the Landlord.

Tenants references

Once a suitable tenant has be found and a monthly rental figure is accepted we will begin the referencing process. We will write to their current employer for occupational details, their bank for a financial reference, their previous Landlord (if necessary) and a further character reference. We can also obtain credit and identity reports on prospective tenants. Any students will require a guarantor.

Marketing your property

It is now a fact more than 9 out of every 10 people look for property via the internet. Because of this fact, Brucells of Kent (Maidstone) have concentrated our marketing approach on maximising the Internet and making good use of the vast coverage this can give us and our clients. We will advertise ourselves and your property online in more places than you can imagine, we will also use the local newspapers and other media on occasions.

Out of Hours Service

For our initial meetings with you, we will if necessary, be pleased to visit your property outside normal office hours, at a time that is convenient to you, and thus fit in with your busy schedule.

Tenant find only Service

This is usually a service provided for experienced Landlords and corporate clients who have some understanding of the law in relation to letting. You should only choose this option if you have time to invest in managing issues that may arise, or if you have a reliable contact near-by to assist.

  • Accompanied viewings, where required
  • Tenant referencing and checking
  • Use of offices for executing legal documentation
  • Transfer of names to utility providers
  • Collection of initial rent and tenant deposit
  • Initial Tenancy Agreement
  • Transfer of deposit, together with rent after fee deduction

Full Management Service

Services include;

  • Market appraisal of property
  • Full marketing through property websites and other media
  • Accompanied viewings, where required
